           Frequently Asked Questions

How long does it take for my new roof to be completed?

An average sized roof would take about 3 to 4 days depending
on the size of the job and also the size of the roofing team that we assign.
Bad weather can cause some delays in the progress.

How long will a new metal roof last?

Between fifty to seventy years depending on your geographical location. Example: Being
close to the ocean where your roof could be exposed to salt air or close to an industrial
area where omissions from factories can interfere with the new roof surface. Both of these
situations have the potential to reduce the life span of your roof. There is other
roofing materials that can be used to combat this but they are generally more expensive.

If I am getting a new roof and it rains, could I get water in my house?

It is not likely that this would happen, as absolute care is taken when removing your roof.
If there is a bit of cloud around or it looks like there is a possibility that it may rain, we may
cease work altogether depending on the extent of the threat or we may decide to remove small
portions at a time and then roof these areas as we go. We have emergency tarps on hand in
the event that we fail to close a section in before it rains. There is always a small risk of
water entry. We have extensive insurance policies in place to cover this. We have never
had to use these. It is important to realize that our roofers are very experienced in dealing
with poor whether conditions

Do I need to move out while my roof is being done?

No you do not need to move out but good communication with the roofers will ensure you
can identify areas of danger especially at the exit points where the tin is removed from the roof.
It is a must that people become aware of this and keep away from this area. If it happens
to be asbestos that is being removed, it is advised that you stay indoors and keep all windows
closed during the removal procedure.

What is the difference between Colorbond & Zincalume?

Zincalume is iron that is dipped in a product that is made up of zinc and lume mixed
together to give a protective coating. To create Colorbond sheeting, the exact same
procedure is carried out. This is then taken one step further. The Zinc coils are placed
in an oven and the colour is then baked and bonded onto the zincalume coating. Hence
the name (Colorbond) If you require more in depth information on this, you can have
a look at our material specifications section.

Should I choose Colorbond or Zincalume?

This is an important decision to make. There are benefits and disadvantages with both products.

Advantages of using Colorbond?

  1. Unlike painted surfaces, it will not flake, peel or blister under the harsh weather
conditions that a roof is exposed to.

  2. A lot of people use Colorbond so they can match or complement the colour of
their home. There is a good range colours to choose from.

Disadvantages of using Colorbond?

  1. If you decide to use Colorbond, you will be stuck with the colour you choose. You
can paint it later on down the track if you get sick of the colour but the process is
very expensive because of the complexity of trying to get the new paint to adhere
because the existing bonded surface is so smooth.

  2. Colorbond attracts more heat than Zincalume. The darker the colour the more heat
  3. it will attract. You will need to use insulation to knock out the heat. This will add
to the cost of your roof. Insulation is not a necessity with Zincalume because it is
  4. a lot colder.

  5. Colorbond as a product is more expensive than Zincalume and insulation is required.
  6. So therefore you have two extra costs. One is the Product itself and the other is the insulation.

  7. If you choose Colorbond, the colour schemes of the rest of your home will always
  8. revolve around the colour of the rest of your house. You will loose a lot of flexibilty.
  9. This could become a problem when it comes to selling your home because the
  10. potential buyer may at some stage decide they want to change the colour of the
  11. house and will realize that their colour options are now extremely limited.

  12. After a few years, the darker colorbond colours will start to fade. This is not such
  13. a big deal as this process of fading is even. Unless you have a new roof of the same
  14. colour nearby to compare, you may not notice that it has faded.

Advantages of using Zincalume?

  1. Zincalume is the coldest roof you can have.

  2. Zincalume is cheaper than colorbond.

  3. As Zicalume is a colder product than Colorbond, you will not need to use insulation
  4. allowing you to keep costs down.

  5. As Zincalume is a neutral colour, the roof will not clash with the colour of your home.
It will always fit in allowing you unlimited flexibility with colour Schemes.

Disadvantages of using Zincalume?

There are no obvious disadvantages to using Zincalume.

Over 70 % of the roofs we sell are Zincalume and the other 30 % are Colorbond. It is really
a personal preference. Remember they both have their advantages. Just pick the one that
is best suited to your situation.

Is getting a new roof expensive?

An average sized roof is around ten thousand Australian dollars. The roof is what is protects

I have been told I need a new roof but I haven't noticed any water coming through my ceiling.

The reason a lot of people tend to neglect their roof if it is leaking, it will not always show
evidence of this. This is because most of the time you have a ceiling in your home that is
hiding what is really going on in your roof cavity.

The first sign of a badly deteriated roof is small rust holes. When this has occurred, water
will enter through the holes and drip onto the timberwork structure. Overtime, this
continual dripping will cause the timberwork to rot. A lot of the water gets absorbed into
the timberwork and and will not reveal itself through your ceiling. If this damage is
significant, it can become structural, which can result in a very expensive procedure to remedy the problem.

If you happen to notice any water coming through you ceiling, you should act immediately as this
usually means you have had water entering your roof cavity for some time as it takes a lot
of water to find its way through your ceiling lining.

Prevention is the best solution. You need to replace your roof well before any leaks are noticed.
A good way to check if your roof is leaking is to wait till it rains, then put your head through
the man hole and shine a strong torch all around your roof cavity. If you see any water
getting in, you should have your roof replaced as soon as possible to avoid any further
timber damage. Upon inspection, if every thing is fine and your home is over 50 years
old you should carry out these checks every 6 Months.

Can I repair my old tin roof?

Yes you can repair your tin roof but this is usually a very temporary situation because once a
roof starts to rust it will have rust in places you can't see, like under the laps. So once the
obvious leaks are repaired, in no time at all, the ones we couldn't see will get bigger and
start to leak. Once a roof starts to rust it is impossible to stop it. Replacement is the best
value for money.

How do I know if I need a new roof?

The only certain way to check if you need a new roof is to wait till it rains then put your head
through the man hole and shine a strong torch all around your roof cavity. If you see any
water getting in at all, you should consult a roofing specialist as soon as possible to avoid
further timber damage. Another way is to get an inspector to climb on the roof. Avoid
doing this your self, as it is potentially dangerous. If you see any rust at all, then it's
time your roof should be replaced.

Remember prevention is the best cure. So many people leave it too late and it ends up
costing a lot more to replace damaged timberwork. The secret here is to replace your
roof well before any water gets in.

How often should I clean my gutters?

If you have a lot of trees nearby where leaves can fall on your roof, you should clean them
out once every six months. If you don't have trees you will only need to clean them out once
every 3 years. If you don't wish to do this yourself, most roofing companies will do this for
you at a cheap price. Beware, as it can be dangerous to do this yourself. If you have gutter
guard, then you will not need to do anything. It is very important to maintain your gutters
because if you're down pipes get blocked, it can be expensive to remedy this problem
depending on the extent.

Am I covered by insurance if anything goes wrong?

If the company has a BSA Licence then your automatically insured if anything goes wrong.
If they don't have a licence, then you will have no protection. Never assume a company has
a licence. Ask to see a hard copy of their bsa licence. If this fails, you can run licence
check at no cost by going on to the BSA website www.bsa.qld.gov.au and doing a search
under the companies name.

What is so important about making sure your roof is in good order?

Having a good roof on your home is more important than any other aspect of your home.
It is protecting your hard earned investment. Most people know that when doing extensive
renovations, you always start at the top and work down. Considering this, it would foolish
to neglect your roof, especially since a new roof is only worth about 3 % of the value
of your home.

Is getting a new roof a messy procedure?

There is always a certain amount of mess in any building work. Our roofers do the best
they can to keep the worksite clean. A final clean-up is always carried out at the end of a job.
A supervisor from Smart Roofing will check the job at the end.

roof products section will give you a rough idea, but they are not totally accurate. If you want
accurate samples, just simply call us, or send an Email and we can send one of our friendly

Can I walk on my new roof?

It is not advisable to walk on any roof but if you feel the need to do so, then nobody
can stop you. There is a safety issue here. It is always dangerous to be on a roof, so
extreme care must be taken. Remember our roofer's work under the protection
of safety rails.
If you decide to take this risk, you will need to take care of where you walk.
Always walk on the screw lines, as this will avoid denting the roof. There is not
a lot of support between the screw lines.

Will my new metal roof be noisy in the rain?

Most people love the soothing sound of rain on their roof. If you have insulation in your roof,
it will block out most of the sound. This is unfortunate for most people and maybe a blessing
for others, If you don't have insulation, you will certainly know when it's raining.

What do I need to do to prepare for the installation of my new roof?

You don't need to do anything. Our project manager will guide you through the whole
process and let you know of any precautions that you may need to take depending on
the type of roof and your situation.

Is asbestos dangerous?

Lately there has been a lot of speculation and hype about the dangers of asbestos.
I have done extensive research on the subject. Is the hype justified? I believe, if
there is too much hype, this results in a good thing, as this will ensure that exposure
to asbestos will eventually become none existent. It does not make much sense to sit
around speculating about how dangerous it is. Some people contract asbestosis from
small exposures and others has had no health problems after a lifetime of exposure.
It is certainly fact that it is potentially dangerous but there is a huge grey area surrounding
the relationship between exposure and health.

My conclusion is that I tend to agree with the governing authorities. Let's get rid of all
asbestos as soon as possible and then the problem of asbestos related lung diseases will
became a thing of the past. There is a lot more information regarding laws of asbestos
removal, hazards, government programs, opinions, health and much more under
the asbestos link.

Can I get rid of my old tile roof and replace it with a metal roof?

Yes you can but some adjustments need to be made. Once the tiles are removed, your roof
will need to be re battened to facilitate the tin roof, as the old tile battens will be too small
and are not at the correct spacings. Also the bottom cord of your timber trusses will
need to be strapped to the top plate of your walls. These are not difficult and are not
expensive. This additional work can be carried out by the roofers.

Does insulation work?

This is a big yes. It is scientific fact that roofing insulation is very affective but beware.
Not all insulation works well or even works at all. There are certain brands and ratings
to consider when purchasing. Quality insulation is a must especially for colorbond roofs
because unlike Zincalume, Colorbond absorbs so much heat. If you want to know about
the insulation you require, you can have a look under the insulation link of call and
speak to friendly consultant in our office for the correct advice.
